Density Darrell, his weaned city councillors and inept city planners have not just paved over our Paradise… They have fleeced our North Van Camelot turning it into a Manhattan unaffordable backlot.


I have come to realize the current towering deconstruct state of our once unassuming enclave city is sadly well beyond repair.  The social and economic wellness of our city has been flushed down the toilet in a whirlpool of perverse and deliberate over development.

It is impossible to expect our infrastructures to keep pace with the density explosion that has been fornicated upon our city especially over the last four years by our Manhattan loving density mayor and his lackey team councillors and in combine with our shameless horse trading councillors.

A definitive precursor in what to expect from our city’s deliberate CityShaping shortsightedness in 1/10th the time. The death of the city is ALREADY upon us.  Our city “today” has become unsustainable and unaffordable for far too many low income families, millennial’s and even middle class.  These are the very dependent’s vital in the continued economic and social wellness of our city whom have “had enough!”  Unwilling to live in inflated priced cookie cutter condos or willing to give landlords $20K to $30K of their annual hard earned NET INCOME without any return on their rental investment.  #MortgageRentalRates

I don’t enjoy insinuating gloom and doom for the city’s next decade, but it is INEVITABLE.  From my POV there is really not much the next city council can do to slow down or reverse our unsustainable growth.  Over the next decade there will be an acute en masse carryover of unfinished or new high rise startups ALREADY GREEN LIT by our current malignant city council & backed by our contemptible backroom inEpp city planners.

Our 2018 new city council will be hamstrung, having been deliberately paralyzed by our current city council’s “self defeating modus operandi: prophesying density demagoguery.”  It is my opinion none of our existing city council despicables deserve to be re-elected!

Which brings me to an agonizing decision I and my wife made over this past weekend.  This is no longer our Camelot and cannot consciously run for city council.  The upcoming EIGHT YEAR+ deconstruct of the existing Harry Jerome Lands across the street from us is a bridge too far.  We have just spent 18 months of the “destroy and build” new Sundance full market value apartment building while they displaced many low income renters from their family homes!  Simply put enough is enough!

We will eventually be leaving the North Shore and moving to a town or less congested city centre that will indeed offer senior artist’s like myself, affordability and a sustainable future, it’s out there, it’s just not here.

For as long as we live here, I will continue being a critical watchdog of our out-of-touch city council and our low life city planners – caricaturing their eroding ineptness.  Hopefully the new city council will not require as much satirical caricaturing… a new city council sinking in a leftover quagmire of MASSatto’s CityShaping fanaticism.  #cnvSOL

How in the hell mayor and city councillor despicables can Darwin Construction via Colliers International Realty have had the audacity to send out to local business/retail establishments earlier this week a mail-out brochure prior any final decision making on their “leased” commercial spaces.  Retail floor plans they are currently advertising as office spaces you can now “own!” i.e. after complying with the requirements of the BC Real Estate Dev. Marketing Act and filing a disclosure statement.  #unlawfulAct

Two weeks ago city council only approved the rezoning of the Harry Jerome Lands to new unprecedented fornicating heights.  “NOTHING IS YET ETCHED IN STONE REGARDING THE FINAL USE OF THESE LANDS – TO BE DECIDED “IN COMBINE” WITH CITY COUNCIL AND NOT BEFORE THE NEW HJ REC CENTRE HAS BEEN APPROVED!”  #FoulPlay

Back in the nineties I was for 3 years the Art Director for the largest architect firm at the time in Alberta (TCEP).  I know how much design time and print turnaround it takes to produce one of these “sophisticated” candy coated colour brochures.  I designed umpteen of these type brochures, AO Boards and their annual calendar during my years at this architect firm.  Whom in 2010 merged with other architect and engineer firms across Canada and are now collectively known as DIALOG.

The point I am making is my credentials tell me this was not an overnight rush job!  Darwin under wraps may have been GREEN LIT months ago – prior the rezoning HJ Lands Public Hearing from only two weeks ago!  #collusion  #InsideJob

Darwin “is” a double-dipping donor to Mussatto’s 2014 campaign and is about to be richly rewarded 8 YEAR FOLD.  No commercial realtor would EVER RISK being LIABLE in selling retail space in a building(s) that has not yet been APPROVED by the respective CITY COUNCIL!  Nor would they ever be willing to waste money on a brochure on behalf of their “client” (Darwin) if they knew CNV City Council/City Planners and “mayor” were completely onside for this en mass mammoth fornicating development!  #InsideTrading

I have iterated over and over again about the backroom corrupt governance of our existing city council, city planners and our SELLOUT MAYOR.  I have truly had enough!  #Vote4ChangeOctober20

Out of the 4 to 5 or will it be 6 running for mayor two are City Slicker Councillors coveting more density in just 113 days – 16 weeks!


Note: To be fair Councillor Clark has not made his mayoral candidacy official.  Maybe he is waiting to see just how much feeler support there is before tossing his “horse trading stetson” into the mayoral ring.  If Councillor Clark is running for mayor he and Buchanan would be running from a parallel kindred slate coveting more and more DENSITY continuing to turn their backs on NIMBY’s.  #enoughDensty

Councillor Buchanan has voted in favour of EVERY new highrise except for her recent mayoral campaign’s ‘the fix is in’ new Harry Jerome Mega Sports Complex allowing Darwin’s takeover of the existing HJ Lands.  And lest we forget IGNORING EVERY neighbourhood petition and helping to make a mockery out of every highrise public hearing.  Forever voting against resident concerns like Hollyburn’s new apartment building, allowing them to buy at below market value our city hall’s hovering density air in order to increase the height of “her” Hollyburn donor’s 13th & Lonsdale Marlborough 3 Commercial Apartment highrise from 12 to 17 floors!  #disingenuous

The same can be said about Councillor Clark who is on record for towering “community” horse trading with developers.  Two key huge projects come to mind; Polygon’s new Promenade Lower Lonsdale tower featuring a horse trading swap for extra floors blocking more area condo views in order to get the North Van Museum & Archives “squeezed” into a confined main floor space!  And if you want to epitomize horse trading we need to look no further than the about to be built 32 & 26 towering Darwin project in order to finance his damn $210+ million Titanic MegaDome Sporting Facility having “turned his back”, crapping on the majority of the Harry Jerome Community who are dead against both projects.  #screwNIMBYS

Is either councillor the kind of mayor you want i.e. bound & determined to further entrap our city into further highrise development.  Two infamous city councillors who don’t give a damn about NIMBY concerns having divorced themselves from Regional Growth Strategy Levels surpassing 2041 census.  Promoting Bike to Work Black Necklace lanes used by less than 2% of city residents OVER our city’s dire, unable to keep pace  infrastructures.  While also deliberately limiting residential and commercial street parking at ALL “their” construction & noise polluting sites beholding to “their” heavy equipment vehicles closing off residential street parking & causing constant lane closures…  No, then simply vote for change October 20th.  #weCANdoBetter  #noMoreDensity

With only “615 NV residents” taking part in the District/NRG survey is an endorsement, definitive proof that MOST NV residents DON’T WANT an amalgamation study!


With only “615” CNV/DNV residents responding to the District’s NRG survey represents a realized critical mass of those simply not interested in any amalgamation study.  A meek, weak survey based on hollow numbers is if anything irrelevant and INSIGNIFICANT and best re-defined as “North Shore Bolshevik-ism.”  #abstractSurvey #noInterest

Yet unbelievably a majority of the District Council lead by Councillor Bassam-vik are standing behind this “615 NV residents charade”, (and might be NVCAA’s Guy Heywood maybe running for CNV mayor?) – believing this “slim pickings survey” does in fact represent a majority of “the people”.  An inane adverse reality believing  “the 615 surveyed equals an 87% majority of CNV/DNVC voters” as ordained in the NRG Research Group’s +/- 3.9% at a 95% level of bullshit er confidence!”  #Trump-likeSurvey  #unconstitutional

And what is so damn hypocritical and reported by the District Trojan Crier aka NSNews is District Councillor Bassam now running for District mayor is pleading that “it is time for politicians to get out of the way and turn it over to the citizens.”  So why in the hell then is “he & his District city council NOT the CNV/DNV people” putting on their District election’s ballot a “peoples manifesto” seeking further study on this issue!  #DistrictCouncilTyranny  #undemocratic

Mayor Mussatto and rightly so does not trust the survey’s methodology stating: “The District is going rogue… their own study said amalgamation would not save rather cost the District money… this is a politically motivated populist tactic to distract from their issues… our city is seen as more progressive, more diverse… we’re doing just fine, thanks very much.”

Warning!… A highly contagious Density Virus has infected our entire City Council!


Today’s cartoon is actually a carbon update from one I did two years ago in “June 2015”.  When our mayor was chirping the “new norm” for a 2 bedroom apartment then was an outrageous $1,500 at his campaign donor FDG mixed property lane gobbling new highrise.  And to no one’s surprise FDG also received 12 bonus floors at their 161 E. Keith Rd. location.  At the time a typical 2 bedroom unit was renting for $1,100 a month.  Jettisoning to June 2018 a new market value 2 bedroom is around $2,500+!  Since 2015 the costs of rentals has jumped at least $1,000 a month, showing no signs of supply & demand leveling off!

With property values and accelerating construction costs also showing no signs in leveling off.  You can surely expect a “mid market value” two bedroom rental from last Monday Night’s 127/129 E. 12 St. Public Hearing that was approved 6 to 1 (Bell) will be $3,500 when completed in two years!  Their low income rentals marked down 10% for only 10 years will cost low income families a whopping unaffordable $3,150!  And this is ONLY for the first one year lease!  Then in perpetuity the landlord at today’s allowable rent increase of 4% –  rent in year 2 will be $3,250, in year 3:  $3,415, in 5 years a whopping $3.500 and in 10 years OMG: $4,000 plus!!  #RentalMortgageRates  #unaffordableRentalHousing

So when wannabe mayor Buchanan and now I hear maybe wannabe mayor Clark “home owners” and the rest of city council are in favour of 10/10/10 affordable rental housing.  Just keep in mind these new low income rentals are still at least one year away from offering 10% below market value.  At which point a 2 bedroom “low income rental” will be $3,000 a month!  These are NOT LOW INCOME AFFORDABLE RENTALS! 

Our city council wants you to believe they are seriously dealing with our low income rental crisis when in fact all they are promoting in this an election year is equivocating and pleading for low income electoral support!  Their vulturine developer buds WILL NEVER OFFER “real low income rental housing” at 50% below rental retail!

Low income housing can only largely come from Provincial and or Federal Government Assisted Programs.  Provincial (Liberal) programs Vancouver City and the District have previously and readily welcomed…  We under Mussatto’s CityShaping developer siege did not.  #Vote4Change

NVMA (NV Museum Archives) are disposing er deaccession 1,363 artifacts, items having “already” run out of room in their new much smaller Polygon location… imagine that.


Tonight’s 771 paged agenda will not disappoint the disappointed.  Translink will be there, blatantly sugar coating their Marine-Main B Line Buses for late 2019 demanding curb right-of-way along Marine and Main.  And the city is prepared to toss (only) $250K towards the Seabus Gateway Project.  I say Instead of finishing the Green Black Necklace bike path swerving in and around Harry Jerome lands knowing now it will have to be eventually bulldozed to make room for double dipping donor Darwin’s fornicating towering project.  Would not these monies be better spent i.e. re-purposed on infrastructure projects like the Seabus Gateway… $250K seems a little on the sly-side in resolving our transportation problems.

There is also a Public Hearing for 127-129 E 12th as if the public contrary to our sanctimonious city council should even bother attending.  And of course we could not have a council night go by where we did not “amend” zoning bylaws complying and enhancing developer profits.  And as an extra treat we will also be “rescinding and amending” business bylaws.

Tonight our infamous Housing Action Team will be proposing amendments and rezoning options to meet our city’s (in)ability to sustain livability…  Interesting and suspiciously enough their report wraps up with a “post-it board page” on Zoning Bylaw Livability Review – Summary of Open House Feedback.  There are “21” post-it comments which are impossible to read but below they deciphered only “10” out of the 21… hmm too much repetitive negative feedback or just apathy?  #disinformation

And our NVMA want to auction off a good chunk of our heritage wares since their new horse trading locale doesn’t even begin to “fit their existing needs.”  Having gleefully given in exchange to Polygon Homes a much taller high rise in order to obstruct even more neighbourhood condo views.  I see the most expensive item for sale is the “Aquarius Submersible” for only a grand, $1K… hmm, I have an idea.

“What if” we imagine and only imagine 100 density angered NIMBY residents (knowing there are a lot more) each contributed $10 and bought the Aquarius.  At which point they then crammed our entire city Mussatto Team buffoons, inept city planners and city councillor horse traders into the newly re-painted Aquarius “Yellow Submersible” and lowered them deep into Burrard Inlet until after our October 20th elections.

Any anti density heritage takers out there… just mashing a little fun Beatles memorabilia with our City Hall’s never-ending submersible colluding protocol.  Vote4ChangeOctober20
