Warning!… A highly contagious Density Virus has infected our entire City Council!


Today’s cartoon is actually a carbon update from one I did two years ago in “June 2015”.  When our mayor was chirping the “new norm” for a 2 bedroom apartment then was an outrageous $1,500 at his campaign donor FDG mixed property lane gobbling new highrise.  And to no one’s surprise FDG also received 12 bonus floors at their 161 E. Keith Rd. location.  At the time a typical 2 bedroom unit was renting for $1,100 a month.  Jettisoning to June 2018 a new market value 2 bedroom is around $2,500+!  Since 2015 the costs of rentals has jumped at least $1,000 a month, showing no signs of supply & demand leveling off!

With property values and accelerating construction costs also showing no signs in leveling off.  You can surely expect a “mid market value” two bedroom rental from last Monday Night’s 127/129 E. 12 St. Public Hearing that was approved 6 to 1 (Bell) will be $3,500 when completed in two years!  Their low income rentals marked down 10% for only 10 years will cost low income families a whopping unaffordable $3,150!  And this is ONLY for the first one year lease!  Then in perpetuity the landlord at today’s allowable rent increase of 4% –  rent in year 2 will be $3,250, in year 3:  $3,415, in 5 years a whopping $3.500 and in 10 years OMG: $4,000 plus!!  #RentalMortgageRates  #unaffordableRentalHousing

So when wannabe mayor Buchanan and now I hear maybe wannabe mayor Clark “home owners” and the rest of city council are in favour of 10/10/10 affordable rental housing.  Just keep in mind these new low income rentals are still at least one year away from offering 10% below market value.  At which point a 2 bedroom “low income rental” will be $3,000 a month!  These are NOT LOW INCOME AFFORDABLE RENTALS! 

Our city council wants you to believe they are seriously dealing with our low income rental crisis when in fact all they are promoting in this an election year is equivocating and pleading for low income electoral support!  Their vulturine developer buds WILL NEVER OFFER “real low income rental housing” at 50% below rental retail!

Low income housing can only largely come from Provincial and or Federal Government Assisted Programs.  Provincial (Liberal) programs Vancouver City and the District have previously and readily welcomed…  We under Mussatto’s CityShaping developer siege did not.  #Vote4Change

NVMA (NV Museum Archives) are disposing er deaccession 1,363 artifacts, items having “already” run out of room in their new much smaller Polygon location… imagine that.


Tonight’s 771 paged agenda will not disappoint the disappointed.  Translink will be there, blatantly sugar coating their Marine-Main B Line Buses for late 2019 demanding curb right-of-way along Marine and Main.  And the city is prepared to toss (only) $250K towards the Seabus Gateway Project.  I say Instead of finishing the Green Black Necklace bike path swerving in and around Harry Jerome lands knowing now it will have to be eventually bulldozed to make room for double dipping donor Darwin’s fornicating towering project.  Would not these monies be better spent i.e. re-purposed on infrastructure projects like the Seabus Gateway… $250K seems a little on the sly-side in resolving our transportation problems.

There is also a Public Hearing for 127-129 E 12th as if the public contrary to our sanctimonious city council should even bother attending.  And of course we could not have a council night go by where we did not “amend” zoning bylaws complying and enhancing developer profits.  And as an extra treat we will also be “rescinding and amending” business bylaws.

Tonight our infamous Housing Action Team will be proposing amendments and rezoning options to meet our city’s (in)ability to sustain livability…  Interesting and suspiciously enough their report wraps up with a “post-it board page” on Zoning Bylaw Livability Review – Summary of Open House Feedback.  There are “21” post-it comments which are impossible to read but below they deciphered only “10” out of the 21… hmm too much repetitive negative feedback or just apathy?  #disinformation

And our NVMA want to auction off a good chunk of our heritage wares since their new horse trading locale doesn’t even begin to “fit their existing needs.”  Having gleefully given in exchange to Polygon Homes a much taller high rise in order to obstruct even more neighbourhood condo views.  I see the most expensive item for sale is the “Aquarius Submersible” for only a grand, $1K… hmm, I have an idea.

“What if” we imagine and only imagine 100 density angered NIMBY residents (knowing there are a lot more) each contributed $10 and bought the Aquarius.  At which point they then crammed our entire city Mussatto Team buffoons, inept city planners and city councillor horse traders into the newly re-painted Aquarius “Yellow Submersible” and lowered them deep into Burrard Inlet until after our October 20th elections.

Any anti density heritage takers out there… just mashing a little fun Beatles memorabilia with our City Hall’s never-ending submersible colluding protocol.  Vote4ChangeOctober20

Stache Cartoon Editorials Most Viewed for the month of May…


The month of May started off led by our infamous OCP Dir. Mr. Epp telling us which neighbourhoods he would like to put his slot machines instead of where they should surely have gone… This eventually led to the defeat (being an election year) of any gaming establishment coming to town other than our already “many, many BC Lotto booths.”

Not to be outdone, our mayor referencing HJ Lands quipped: “If we can’t put the density here, where else can we put it!”  And yet just last Monday Night at the HJ Lands Public Hearing he inadvertently voted against his double dipping donor Darwin Construction.  Why would density Darrell vote against his density donor brethren?… see Friday’s blog  #scandalous

And then I watched in dismay as all city council members in unison overturned our Canadian and BC Charter of Rights Freedoms in not allowing those wanting a head start running for city council or mayor in being able to erect lawn signs prior or bike rack signs during the “noted city election period.”…  Of course back in 2014 these sign bylaws did not “apply” to mayor Massutto who placed many a “bike rack re-election sign” up and down Lonsdale Ave. during the election period!  #MussattoAboveTheLaw

The unexpected highlight in May was out-of-towner Councillor Back turning against her fellow Team Hijackers in wanting to swell a too close to the sidewalk development into its Victoria Park Neighbourhood.

And with so much unwanted density being thwarted into our neighbourhoods; I could not help but do a little karaoke rewrite blog to the beat of: “I Did It My Way” dedicating it to our “you can never have enough density” mayor.  #Vote4ChangeOctober20  #WeCanDoBetter

Tonight’s Harry Jerome Lands Public Hearing: In one corner we have Mussatto’s Team Slate double dippin’ donor Darwin Construction tagging up with CNV Community Density Councillors and in the other corner uh, unified Upper Lonsdale residents – GLWT


Tonight is all about proposing once again changes to our toothless OCP bylaws and of course “amending  zoning bylaws” to accommodate the inane density madness proposed for the HJ Neighbourhood Lands.

The amount of density pollution, traffic & parking chaos this community will have to endure for at least eight long years should be criminal at best.  But try telling that to Mussatto’s Team backers “indebted” to their 2014 campaign investor Darwin Construction… or try telling that to city councillors who want to devastate a community in the name of Olympic swimmers and curlers MOST whom do not live in our city!  #UpperLonsdaleSOL

Should we not expect as in like always, Harry Jerome resident voices to be heard then overruled by the end of tonight’s Public Hearing.

If there was ever a double dealing reason, need to bring down our city council on October 20th – this is it…  Unless common sense prevails and a majority of Councillors decide to put these ‘can’t have one without the other’ projects on a back burner to be served up later by the yet to be elected new city council.  #Vote4ChangeOct20

Unfortunately there’s too much horse trading willingness on both sides not to expect a fatal devastating blow to the HJ community… If there was ever a time to believe in 5 act play. 

A contentious night it will surely be… giddy up!

Are our City Councillors about to “dish-out” more density indigestion in an Upper Lonsdale neighbourhood that is overwhelmingly against this development?… A project that can only be served with a spéciale du jour Harry Jerome “Mega SportsPlex” attached to its meaty hip bone!


This coming Monday Night’s City Council HJ Public Hearing Fight Card will be like no other. In one corner you have the ENTIRE city council wanting massive density dropped on the existing Harry Jerome Lands on different density high-rise levels while demanding of course (it is an election year) some kind of $90K salaried unaffordable low income housing to the type of commercial offices & medical research/services they will want incorporated into our city owned leased lands.

And this can only happen IF Mussatto’s Team Bandits a-line themselves with Independent Team Councillors Bell, Clark and Bookham – “double teaming” – brawling for a monster pool and curling rinks SportsPlex.  And in the later rounds asphyxiating traffic gridlock and putting a chokehold on if you can find it parking in a one-sided demolition massacre of the Harry Jerome Lands and Neighbourhood!

Add to that ALL the outside interference from on-lookers who do not live in this community and the many Olympic pool sized lovers and curling enthusiasts from the District and West Van City…  Does this sound like a fair fight to you?

The only ace Harry Jerome residents have up their sleeve is “reminding city councillors” how they plan to mark their Election Night’s Fight Card if these projects move forward…  Reminding them: “other North Shore city residents favouring a new Titanic HJ SportsPlex don’t get to vote, re-elect any city councillor or get to elect a wannabe running for mayor.”

Will this be the final feather in their albatross caps, having disenfranchised so many neighbourhoods since being elected in late 2014… we’ll know in just 127 days.  #Vote4ChangeOct20
