2014 Mussatto campaign donor Anthem is now proposing a 13 storey rental building offering 23 UNAFFORDABLE units at 10% below market rental rates while the District Bolsheviks just don’t know when to quit!


What the hell is wrong with this city… we have a City Council, Hollyburn Family Services Society, Community Housing Action Committee, Generation Squeeze? and LL Business Improvement Area all on board for MORE UNAFFORDABLE RENTAL HOUSING.  #RentalMortgageRates

When Anthem gets around building their faulty tower market valued apartment building in 3 years and given how construction costs keep rocketing skyward, rents should be hovering around $3,000 for a two bedroom.  Take 10% off 3K and rent will still be at an unaffordable $2,700!  And what these nincompoops keep avoiding is EVERY YEAR everyone of these rental units will have their rent increased by up to 4% each and every year thereafter!  I for one as a senior could never afford one of these hoity toity 10/10/10 units even it they were for perpetuity!   What our infamous city council is really offering in low income rental units is: 10/10+4/10!

And I also see in the news the other day oh boy, the Bolshevik District Council lead by Bolshie Bassam just don’t know when to quit.  Willing to throw away $100K towards a reunification study that would hopefully lead to an amalgamation plebiscite after their new October 20th District Council has been elected.  With the belief of course Bolshie will be at the helm and CNV will elect maybe pro amalgamation Guy Heywood as mayor with enough pro Bolshevik elected city councillors to overturn our existing city council’s nixing of amalgamation.  #NoHopeInHell

Density Darrell, his weaned city councillors and inept city planners have not just paved over our Paradise… They have fleeced our North Van Camelot turning it into a Manhattan unaffordable backlot.


I have come to realize the current towering deconstruct state of our once unassuming enclave city is sadly well beyond repair.  The social and economic wellness of our city has been flushed down the toilet in a whirlpool of perverse and deliberate over development.

It is impossible to expect our infrastructures to keep pace with the density explosion that has been fornicated upon our city especially over the last four years by our Manhattan loving density mayor and his lackey team councillors and in combine with our shameless horse trading councillors.

A definitive precursor in what to expect from our city’s deliberate CityShaping shortsightedness in 1/10th the time. The death of the city is ALREADY upon us.  Our city “today” has become unsustainable and unaffordable for far too many low income families, millennial’s and even middle class.  These are the very dependent’s vital in the continued economic and social wellness of our city whom have “had enough!”  Unwilling to live in inflated priced cookie cutter condos or willing to give landlords $20K to $30K of their annual hard earned NET INCOME without any return on their rental investment.  #MortgageRentalRates

I don’t enjoy insinuating gloom and doom for the city’s next decade, but it is INEVITABLE.  From my POV there is really not much the next city council can do to slow down or reverse our unsustainable growth.  Over the next decade there will be an acute en masse carryover of unfinished or new high rise startups ALREADY GREEN LIT by our current malignant city council & backed by our contemptible backroom inEpp city planners.

Our 2018 new city council will be hamstrung, having been deliberately paralyzed by our current city council’s “self defeating modus operandi: prophesying density demagoguery.”  It is my opinion none of our existing city council despicables deserve to be re-elected!

Which brings me to an agonizing decision I and my wife made over this past weekend.  This is no longer our Camelot and cannot consciously run for city council.  The upcoming EIGHT YEAR+ deconstruct of the existing Harry Jerome Lands across the street from us is a bridge too far.  We have just spent 18 months of the “destroy and build” new Sundance full market value apartment building while they displaced many low income renters from their family homes!  Simply put enough is enough!

We will eventually be leaving the North Shore and moving to a town or less congested city centre that will indeed offer senior artist’s like myself, affordability and a sustainable future, it’s out there, it’s just not here.

For as long as we live here, I will continue being a critical watchdog of our out-of-touch city council and our low life city planners – caricaturing their eroding ineptness.  Hopefully the new city council will not require as much satirical caricaturing… a new city council sinking in a leftover quagmire of MASSatto’s CityShaping fanaticism.  #cnvSOL

Out of the 4 to 5 or will it be 6 running for mayor two are City Slicker Councillors coveting more density in just 113 days – 16 weeks!


Note: To be fair Councillor Clark has not made his mayoral candidacy official.  Maybe he is waiting to see just how much feeler support there is before tossing his “horse trading stetson” into the mayoral ring.  If Councillor Clark is running for mayor he and Buchanan would be running from a parallel kindred slate coveting more and more DENSITY continuing to turn their backs on NIMBY’s.  #enoughDensty

Councillor Buchanan has voted in favour of EVERY new highrise except for her recent mayoral campaign’s ‘the fix is in’ new Harry Jerome Mega Sports Complex allowing Darwin’s takeover of the existing HJ Lands.  And lest we forget IGNORING EVERY neighbourhood petition and helping to make a mockery out of every highrise public hearing.  Forever voting against resident concerns like Hollyburn’s new apartment building, allowing them to buy at below market value our city hall’s hovering density air in order to increase the height of “her” Hollyburn donor’s 13th & Lonsdale Marlborough 3 Commercial Apartment highrise from 12 to 17 floors!  #disingenuous

The same can be said about Councillor Clark who is on record for towering “community” horse trading with developers.  Two key huge projects come to mind; Polygon’s new Promenade Lower Lonsdale tower featuring a horse trading swap for extra floors blocking more area condo views in order to get the North Van Museum & Archives “squeezed” into a confined main floor space!  And if you want to epitomize horse trading we need to look no further than the about to be built 32 & 26 towering Darwin project in order to finance his damn $210+ million Titanic MegaDome Sporting Facility having “turned his back”, crapping on the majority of the Harry Jerome Community who are dead against both projects.  #screwNIMBYS

Is either councillor the kind of mayor you want i.e. bound & determined to further entrap our city into further highrise development.  Two infamous city councillors who don’t give a damn about NIMBY concerns having divorced themselves from Regional Growth Strategy Levels surpassing 2041 census.  Promoting Bike to Work Black Necklace lanes used by less than 2% of city residents OVER our city’s dire, unable to keep pace  infrastructures.  While also deliberately limiting residential and commercial street parking at ALL “their” construction & noise polluting sites beholding to “their” heavy equipment vehicles closing off residential street parking & causing constant lane closures…  No, then simply vote for change October 20th.  #weCANdoBetter  #noMoreDensity

Warning!… A highly contagious Density Virus has infected our entire City Council!


Today’s cartoon is actually a carbon update from one I did two years ago in “June 2015”.  When our mayor was chirping the “new norm” for a 2 bedroom apartment then was an outrageous $1,500 at his campaign donor FDG mixed property lane gobbling new highrise.  And to no one’s surprise FDG also received 12 bonus floors at their 161 E. Keith Rd. location.  At the time a typical 2 bedroom unit was renting for $1,100 a month.  Jettisoning to June 2018 a new market value 2 bedroom is around $2,500+!  Since 2015 the costs of rentals has jumped at least $1,000 a month, showing no signs of supply & demand leveling off!

With property values and accelerating construction costs also showing no signs in leveling off.  You can surely expect a “mid market value” two bedroom rental from last Monday Night’s 127/129 E. 12 St. Public Hearing that was approved 6 to 1 (Bell) will be $3,500 when completed in two years!  Their low income rentals marked down 10% for only 10 years will cost low income families a whopping unaffordable $3,150!  And this is ONLY for the first one year lease!  Then in perpetuity the landlord at today’s allowable rent increase of 4% –  rent in year 2 will be $3,250, in year 3:  $3,415, in 5 years a whopping $3.500 and in 10 years OMG: $4,000 plus!!  #RentalMortgageRates  #unaffordableRentalHousing

So when wannabe mayor Buchanan and now I hear maybe wannabe mayor Clark “home owners” and the rest of city council are in favour of 10/10/10 affordable rental housing.  Just keep in mind these new low income rentals are still at least one year away from offering 10% below market value.  At which point a 2 bedroom “low income rental” will be $3,000 a month!  These are NOT LOW INCOME AFFORDABLE RENTALS! 

Our city council wants you to believe they are seriously dealing with our low income rental crisis when in fact all they are promoting in this an election year is equivocating and pleading for low income electoral support!  Their vulturine developer buds WILL NEVER OFFER “real low income rental housing” at 50% below rental retail!

Low income housing can only largely come from Provincial and or Federal Government Assisted Programs.  Provincial (Liberal) programs Vancouver City and the District have previously and readily welcomed…  We under Mussatto’s CityShaping developer siege did not.  #Vote4Change

The month of May started off led by our infamous OCP Dir. Mr. Epp telling us which neighbourhoods he would like to put his slot machines instead of where they should surely have gone… This eventually led to the defeat (being an election year) of any gaming establishment coming to town other than our already “many, many BC Lotto booths.”

Not to be outdone, our mayor referencing HJ Lands quipped: “If we can’t put the density here, where else can we put it!”  And yet just last Monday Night at the HJ Lands Public Hearing he inadvertently voted against his double dipping donor Darwin Construction.  Why would density Darrell vote against his density donor brethren?… see Friday’s blog  #scandalous

And then I watched in dismay as all city council members in unison overturned our Canadian and BC Charter of Rights Freedoms in not allowing those wanting a head start running for city council or mayor in being able to erect lawn signs prior or bike rack signs during the “noted city election period.”…  Of course back in 2014 these sign bylaws did not “apply” to mayor Massutto who placed many a “bike rack re-election sign” up and down Lonsdale Ave. during the election period!  #MussattoAboveTheLaw

The unexpected highlight in May was out-of-towner Councillor Back turning against her fellow Team Hijackers in wanting to swell a too close to the sidewalk development into its Victoria Park Neighbourhood.

And with so much unwanted density being thwarted into our neighbourhoods; I could not help but do a little karaoke rewrite blog to the beat of: “I Did It My Way” dedicating it to our “you can never have enough density” mayor.  #Vote4ChangeOctober20  #WeCanDoBetter

Your Orchestrated Jig is up City Council Despicables!


What happened at last Monday night’s farcical Public Hearing “in how” double dipping donor Darwin Construction got their rezoning bylaws fornicated was from my POV…  Nothing short of being a well staged, orchestrated, surreptitious ruse!  At the time I could not voice what I thought was about to go down during this “inside job public hearing” having been declared out of order by the mayor…  Fair enough, but this is my blog in which the mayor and or any city councillor has absolutely no out of order jurisdiction.

But first… Mr. Keating when I referred to Councillor Buchanan “in kind” as dear I did so without any intentional disrespectful manner.  Unlike your seemingly “silent support” of our mayor’s misogynist “camel toe” remarks during 2017’s final city council meeting.  Your BC NDP Party must be so damn proud of your apparent anti #metoo disposition.

With that out of the way let’s pretend and only pretend we are about to enter a NVCHall Twilight Zone “Staged Production”.

ACT 1:  Entering from stage right are 3 civic charlatans will name Bookham, Keating along with a Grinch-like mayor all deciding not to run in the upcoming city election.  Huddled over on stage left are city council jesters: virtual Bell, surly Clark, carpetbagger Back and wannabe night-mayor Buchanan.  #dispictables

ACT 2:  Finding ourselves trapped within this uneasy dimension the plot unravels.  Stage Right, the mayor dressed in his Emperor’s Clothing is acting like he is not supporting his buddies over at Darwin Deconstruct.  Keating will play the lead role as the detailing Devil and Bookham in contrast will be wondering aimlessly around down stage looking for her Olympic sized pool and Curling Rink.  #dazed&confused

Entering from Stage Left is surly Clark harping & barking over how his 3 to maybe 4 year Moody Villa rebuild is WTF: almost on the same scale as the proposed 8 to 10 year density congested, traffic & parking bedlam Darwin twin towering deconstruct that has attached to its meaty hip bone his damn proposed Titanic SportsPlex – really!  #EnoughBullshit

Councillor virtual Bell will try and use a little misdirection hoping you will believe him when he concocts a spell whereby there will only be “800 people in all of Darwin’s proposed 800 units.”  #hocuspocus

Wannabe night-mayor Buchanan will reenact one of her typical “covert roles” pretending to oppose both preordained coupled projects.  #disingenuous  As we now enter…

ACT 3:  Imposters Buchanan, Keating & mayor Grinch “KNOW” how their devoted Team Slate carpetbagger Back will play-out her final scene…  i.e. In FAVOUR of Darwin’s fornicating 30 & 26 storey “hair”-raising project.  Thereby surreptitiously “sheltering” wannabe mayor Buchanan from the angry city mob voters against either or both projects on October 20th.  And it also gives Grinch a free ticket out of “density jail” so he doesn’t look like he is indebted to his double dipping donor Darwin Deconstruct!  #MussattoTeamSlateDouble-Cross   #Vote4ChangeOctober20
